What does the plan entail?

In January 2023, the municipality of Son and Breugel purchased the plot of Houtens 19 as a strategic purchase.
We are currently starting plan preparation for housing development on the plot. The plot adjacent to Vlinderlaan will also be involved in this.

1. General

How many homes should be built in Son en Breugel municipality?

The task for the municipality of Son and Breugel is to build 1,000 to 1,350 homes between now and 2040. In doing so, we have agreed to try to strive for 66% affordable housing in every project.

Why is this location being built?

At the end of 2022, the municipality purchased the plot of Houtens 19, with a view to a potential new housing site. Since the guiding principle is to try to infill before looking at new expansion sites, every potential housing site is looked at by the municipality. In this case, it is one of the few sites that allow for infill residential development in 't Zand. 't Zand has few homes that fall into the affordable segment. In order to achieve differentiation in each neighborhood, the possibilities have been examined. The availability of the land between Houtens 19 and Vlinderlaan and the possibility of buying Houtens 19 led to a positive decision to use this location for housing. This location is the only location that does not qualify entirely as forest or lies within the Nature Network. A large part of the plots is already zoned residential and the remaining part is zoned green, without specific values.

Why is the affordability limit so high?

This is nationally determined and linked to the NHG limit.

What types of homes will be built?

  • A total of 68 homes will be built:
  • 30 apartments (24 affordable housing units and 6 mid-rent units)
  • 16 social housing units (2 x row of 8 units)
  • 13 houses for sale (2 x row of 4 houses and 1 x row of 5 houses)
  • 4 patio homes
  • 2 semi-detached houses

The developer is building 3 more detached homes on its own at Houtens

What is the area of the smallest house? 

Approximately 80 m2.

Why aren't larger homes being built?

't Zand has few homes that fall into the affordable segment. In order to achieve differentiation in each neighborhood, we looked at the possibilities and decided to build smaller and more affordable homes. 

What is social renting?

Social rent is a form of regulated rental housing intended for lower- and middle-income people. Social rental housing is managed by housing associations and there are maximum rents and income limits for tenants.

Who rents the properties?

The social housing units are rented out by housing foundation 'home, while the other rental units are rented out by a developer.

When and where can you register for rental properties?

For the social rental homes, it is possible to register at www.wooniezie.nl. For the other rental properties, this is not known at this time.

How can you register for the homes for sale?

Is not known at this time.

What is a start-up loan?

A starter loan is an extra loan from the municipality, on top of the mortgage loan from a bank. This extra loan can be the financial push to just do buy your first home. Requirements for the starter loan can be read at: Apply for Starter Loan | Municipality of Son en Breugel.

Does the target group (young people from Son and Breugel) have priority?

We do not give priority to target groups, but we do try to make the homes attractive to young people. We do want to give people from Son en Breugel or who have a relationship with Son en Breugel priority over people from outside the municipality.

3. Design homes

How high will the apartments be?

The apartment complex will have four layers atop a semi-underground parking basement and will be about 14 meters high from ground level. 

How many layers are the back-to-back homes?

The back-to-back houses have 1 layer + a roof.

4. Parking and traffic

How many travel movements are expected in the district?

An average of 8 transport movements per dwelling per day

Will the Houtens road be widened?

No, it does look at redevelopment of Houtens, which is outside this project.

How many parking spaces will there be?

This has not been calculated at this time, though it is still being calculated based on parking standards per dwelling. 

What is the parking standard? 

Per housing type and type of urbanization, the parking standards are different. Based on the national guidelines from CROW, the parking standards are reviewed and substantiated.

In semi-detached and patio homes, can you park on your own property?

Yes

Is the apartment complex parking underground?

It will be constructed half underground.
