Draft Environmental Plan

As of January 1, 2024, the zoning plans (and ordinances) have been Omgevingswet into an environmental plan under the Omgevingswet .

The intention is that each municipality will eventually have 1 environment plan. This plan will contain all of the municipality's rules for the living environment. These rules apply to the entire municipality and to everyone who wants to change something in the living environment.

As of January 1, 2024, we will have a temporary environmental plan. This is known as the “environmental plan by operation of law.” As of January 1, 2024, this “temporary environmental plan” will consist of all currently valid zoning plans and the draft zoning plans that we have initiated before December 31, 2023.

Municipalities have until 2032 to draw up their own environmental plans. We’re ready! The draft “Son en Breugel Municipal Environmental Plan” is currently under review. Visit Map or read the guide “Draft Son en Breugel Municipal Environmental Plan”

What is a land use plan?

The zoning plan specifies how the land on a parcel or within an area may be used, and what may be built on a parcel or within an area. For example, a particular activity may be permitted in an area for businesses, or it may be restricted to residential use only.

Would you like to know what the zoning plan says about your property, or the home or business you’re interested in buying? You can view the zoning plan on theOmgevingsloket website at.

How does it work?

Do you want to know what you can build or how you can use the plot? For example, if you are buying a house or want to start a business, the environmental plan answers questions such as:

  • Can I build or remodel?
  • May I establish a business?
  • What can I use a piece of land for?
  • May roads be built?

What to do.

Components of environmental plan

The environmental plan consists of:

  • 1 Map of the entire municipality. This is called an imagination or plan map. On it you can see where building and/or living is allowed, for example, and where businesses are allowed to locate;
  • rules governing whether and how to build and how to use the land;
  • an explanation explaining the environmental plan and why those rules were chosen.
